AN iconic Powys pub and hotel, which is a Llandrindod Wells institution, is on the market, for more than half a million pounds.

The 31-bedroom Hampton Hotel, on Temple Street, is for sale for £695,000, and is essentially two properties in one – with the highly rated Worth Your Salt burger and barbecue restaurant included.

The hotel has been part of the fabric of Llandrindod night life for decades, while Worth Your Salt Barbecue Co re-opened in the venue’s former ballroom last year.

The Hampton features 29 en suite letting bedrooms, as well as two separate flats. The hotel has two bars and the restaurant seats 86. There are also gardens and car parking, as well as a separate retail unit, operating as a hair salon.

The Hampton Hotel sits at the heart of the Victorian Spa town. It is a very attractive Victorian style building of stone construction which despite its age and character is surprisingly not listed.

It is in extremely good condition and offers extensive trade and letting facilities after many years in the same family's ownership.

Trade areas

The entrance hallway provides access into the two principal trading areas. There are bar, lounge and restaurant facilities.

Immediately off the hallway is a large reception room. The lounge bar has boarded floor throughout with booth style ribbed dralon upholstered fixed seating.

The public bar is also found off the entrance hallway and has boarded floor throughout, tongue and grooved panelled walls, which features a Victorian fireplace with ornate cast iron back fitting.

The room has loose and some fixed seating for 25 or so customers with standing space for more. There is a traditional games area with pool table and dart board and a widescreen TV. The public bar has its own set of toilets.

Worth Your Salt

This has been created in what would at one time have been the hotel's ballroom.

It has boarded floor throughout, tongue and grooved panelled walls, seating in two styles, loose and booth style for 86 diners, with the counter from central bar servery having exposed stone frontage.

There is a separate cocktail bar which has future rotunda style servery with coloured glass frontage.

Worth your Salt can operate almost independently of the hotel and its bar facilities as it has its own entrance and reception area. This room also has a set of toilets.

The kitchen is located off the restaurant and is superbly presented, having been subject to much investment recently.

As would be required by the dining facilities and the capacity from which the Hampton benefits the kitchen is of good size and arranged in three principal areas. There is non-slip flooring throughout and fully UPVC stainless steel panelled walls.

There is a main catering area which is comprehensively equipped, separate wash-up area and a separate preparation room. All three rooms are interconnecting.

External

To the rear of the property is an enclosed trade garden which is 7m x 12m and provides external seating.

It is partially gravelled and decked and provides external seating for approximately 50 customers. Also to the rear is a car park with space for around 10 vehicles.

As part of the main structure of the building is a retail unit with double fronted glazed Victorian style frontage. It has independent access. It is currently let on a rolling tenancy of 11 years.

Adjacent to the hotel and under a separate title is an area of ground on which there is a large building which had previously been used for commercial purposes.

This could be incorporated to provide further parking or an even larger outside trade garden. While not included in the sale price, the owner is prepared to consider offers that include the same.
