An application to Powys County Council has seen plans to convert half of the petrol station at Brookside Garage into a new convenience store.
The proposals were put forward for consideration by Powys County Council at the end of last month and have already been scrutinised by various third parties.
The plans put forward by Roger Parry on behalf of the garage have stated that: “The design has minimal external changes, with all openings remaining the same, but replacing the existing double doors with electric sliding door and the window will be replaced with a large picture window.”

The application goes on to add that the building “is now currently empty and disuse, and without an alternative use, will quickly decline in condition.
“Only half east side the existing building is being proposed for change of use from a sui-generis into a convenience shop, with the west side remaining a petrol station. This conversion to a shop unit is considered in line with current and proposed policies:"
So far, the plans have seen no objections from Highways, Natural Resources Wales or on the grounds of potentially contaminated ground – so long as the proposed plans do not see any major changes.

The application goes on to add that “the indicative details provided, illustrate that the type and scale of development proposed can be achieved without having any unacceptable adverse impacts on amenity, environment or highway safety.
“The scheme will have a significant positive impact on the immediate and surrounding area, in providing amenities for the local community.”
Brookside Garage argue that turning the disused area into a convenience shop “is utilising the space more efficiently and reflecting the needs of the local community.
“The proposed change of use is on the outskirts of the village itself, and its connectivity throughout the village is well maintained."
