Plans to convert a Newtown guest house back into a residential property have been given the stamp of approval.

The family-run Yr Hafod B&B, a mid-terrace property near the busy New Road, can now become a home.

Powys County Council planning officer Natalie Hinds said losing Yr Hafod was “unlikely to have a significant impact” on the supply of guest accommodation in the centre of Newtown because there were at least seven other properties that provide the same services.

The approval notice adds that there will be no external physical alterations to the property and the development will “not have a greater impact to the amenities of neighbouring properties than as existing”.

The eight-bedroom property currently has a living room, kitchen, two bathrooms and two en-suite bathrooms.

Powys County Council said it received no public responses to the planning application.

Newtown and Llanllwchaiarn Town Council supported the plans, while Cadw and Powys County Council's Highways and Land Drainage departments did not provide a comment.

Powys County Council granted the applicant Elizabeth Cox consent to change the use of the property from a hotel to a residential dwelling on the condition that at least one bug hotel or bird box is erected onto the property.

The development should follow the approved plans and documents and it must be completed within five years.

In October last year, the council refused an application for a certificate of lawfulness for the change of use from a hotel to a dwelling house.
