Plans have been submitted to build three new properties next to an 18th Century Powys pub which was controversially redeveloped.

Plans have been submitted by Roger Parry and Partners on behalf of Michael Broxton who brought the historic pub, the Cottage, before controversially converting it into four bedroom house- leading to a backlash from the community in Montgomery.

The initial conversion led to a Save The Cottage group set up on Facebook and 85 official objections lodged with Powys County Council including objections from local county County Councillor Jeremy Thorpe and official objections form Montgomery Town Council.

Now plans have been submitted to build three extra houses next to the pub.

Roger Parry in their application to the council on behalf of Mr Broxton said: “The site is clear, and given the disused nature of the site, an alternative use such as housing seems a practical use for the site.

“The existing site was previously a brewery and visitor centre and then that was applied to convert into a residential unit.

They have also argued that any new build will be in keeping with the surrounding architecture and said: “The built development will be seen in connection with the surrounding properties, respecting its character and other residential properties, with long and short distance views into the site seeing the proposed development in connection with the existing built environment.”

“The properties immediately adjacent the proposed site is predominantly facing brickwork. The proposed development will seek to integrate well within the area in its appearance, and complement the existing designs and materials currently used within the area.”

They also argue that “the scheme will have a significant positive impact on the immediate and surrounding area, in providing three properties for family orientated properties, which will ensure the pupil numbers of the nearby school remains healthy.

“The indicative details provided, illustrate that the type and scale of development proposed on site can be achieved without having any unacceptable adverse impacts on amenity, environment or highway safety.”
