Montgomeryshire's largest natural lake that has its own boat house and jetty is up for sale, providing a rare opportunity for someone to buy it for private, commercial, or leisure use.
Llyn Ebyr, Trefeglwys, near Llanidloes is on the market for offers around £150,000 and will going to auction on Thursday, July 7.
The 28.7 acre lake and 14.4-acre broadleaf woodland surrounded by beautiful mid Wales countryside is currently used for coarse fishing.
Local estate agents Morris Marshall and Poole with Norman Lloyd, who are selling the lake, said it is an "excellent opportunity" for potential commercial and leisure use with two popular tourist attractions - Clywedog Reservoir and Hafren Forest - located nearby.
The lake and its margins support a wide range of plants from the submerged alternate water milfoil, the floating white and yellow water lilies, emergent water horsetail to the varied wetland species such as scull cap, gipsywort and yellow loosestrife rushes and sedges.
The lake is situated two miles from Trefeglwys, four miles from Llanidloes. The coastal university town of Aberystwyth is only 36 miles away and Shrewsbury is 44 miles away which provides convenient connections to the West Midlands.
