FOUR holiday pods could be built on farmland at Tyn-Y-Celyn, Llanfair Caereinion if plans get the go-ahead.

A planning application for the pods has been submitted to Powys County Council on behalf of the applicant by Roger Parry and Partners LLP.

The proposals seek to use a small section of the agricultural field to create a holiday let which would provide the applicant with additional income and support tourism in the local area.

This proposed pod development would see an improvement to the existing field access, and the installation of a sewage treatment plant and associated works.

In the application, the pods are described as ‘small’ and ‘low impact’ and are designed to be minimal, and would have no impact on traffic.

The applicants say there would be only five vehicles on the site when the pods are occupied, and there will be improved field access with a parking area.

An existing hedgerow would be removed and replaced to facilitate this.

The development would be situated in a corner of the field, with no impact on the farming enterprise, with the applicants stating that ‘ample’ tourist destinations, public footpaths and other services “will ensure the site will be a success”.

A planning statement has been submitted as part of the application.

It states: “The proposed scheme for four pods is considered modest in scale and design with an agricultural field landscaped by existing hedgerows and proposed landscaping, which is in line with current planning policies.

“The beauty and variety of the Powys countryside creates an attractive area for tourists.

“Tourism is an important element of the rural economy, and it has been estimated that tourism equates to seven per cent of Wales’ GDP.”

The statement continued: “The proposal fundamentally complies with the overarching national planning policies that relate to tourism developments, together with the tourism policies of the adopted Unitary Development Plan.

“We therefore ask that the proposals are supported.”

The application can be viewed via the online planning portal on Powys County Council’s website.

Powys County Council planners will make their decision on the application at a future date, which has yet to be set.
