POWYS County Council (PCC) has received an outline planning application to build five homes at Tynllan Farm, Castle Caereinion, near Welshpool.

The application made by Ian and Gareth Davies is the third phase of a wider development of up to 14 homes that lie to the south and north of the new application which have been given conditional consent in 2017 and March this year.

Their planning statement by agents Alan Southerby says: " A total of five detached dwellings are proposed, one of which, a proposed bungalow on plot two, would be available as an affordable dwelling, with the remaining four dwelling available on the open market.

"The scheme will form a continuation  of the existing cul-de-sac arrangement approved for phase two.

"Overall a sympathetic residential development is proposed, the design, layout, scale and density of which would reflect and respect the character of existing and planned development locally and the wider context of the site."

The statement goes on to say that: "In proposing the residential development of a site within the development boundary, the application is fundamentally in accordance with police.

"It likewise meets and complies with the more detailed aspects and requirements of the development management and topic based policies of the Local Development Plan.

"In addition, Planning Policy Wales provides a presumption in favour of sustainable development, meaning development that accords with an up-to-date development plan, as in this case.

"Furthermore, as a designated large village, and with a number of services and facilities, Castle Caereinion meets many sustainability criteria.

The statement adds that the proposal would "enhance" the supply of homes in the area helping sustain a rural community.

Castle Caereinion Community Councillors discussed the proposal at their last meeting and said that they are in favour of the application.
