Hay-on-Wye, which is just over 4 miles away, is a delightful market town, famous for its annual Literary Festival held in the Spring. Hay-on-Wye offers an excellent range of services and facilities including dentists, doctors' surgery, cinema, chemist, library, post office, primary school, a wealth of second-hand bookshops, antique shops and an excellent diverse market which operates every Thursday. There is a wide range of public houses, restaurants and cafes, all located close to the town centre.

The local area offers a wide range of leisure and recreational activities being found within the Brecon Beacons National Park and also found on the River Wye.

There is a wide range of walking immediately from the property as well as excellent out riding. The Begwyns and Bryngwyn Hills are found close by.

The Accommodation

The aspect of this beautiful room takes full advantage of the panoramic views towards the Wye Valley and Black Mountains.

On the first floor there are three double bedrooms, two of which have fitted wardrobes with the main being of an exceptional proportion. The bathroom offers a corner shower cabinet, deep fill panel bath, wash hand-basin, fitted storage and an over-head heat lamp, light and extractor fan unit.


The property is approached from a quiet country lane leading into its own private driveway, which is flanked by hedges and trees, leading up to the parking and turning area.

Immediately adjacent to the house there is a two-storey building of concrete and timber construction with the ground floor being utilized as a workshop and storage. On the first floor there is a large hobby room with power and lighting. We understand it has been insulated to a high standard.

A driveway leads to the stable block, which has water, power, light and sliding doors to the front and rear. A stream flowing through the property provides water to four fields while another stream serves the fifth. Water from the private supply is available to troughs in two fields. There is also roadside access from the Newchurch road and overall the land is well fenced. On the right-hand side of the driveway there is an area which has been reserved specifically for wildlife. A multitude of species thrive here as well as wild flowers. A large pond provides a haven for the dragon fly. It is also noted that there is a small viewing area of timber construction, which will remain. There are further mobile field shelters which will also remain.


We are advised that the property is connected to mains electricity and a private borehole water supply within the property boundary. It is understood that a new domestic treatment plant has recently been installed. Oil-fired central heating is provided by the main boiler as well as hot water supplied by the oil-fired Aga. From Hay-on-Wye proceed to Clyro on the B4350. Once in Clyro turn right towards Hereford and take the second turn to the left, which will be signed for Newchurch. Then immediately turning right up the hill. Proceed for approximately 2.4 miles where there is a turning down to the right-hand side, signed posted to Rhydspence. Proceed down this lane taking the first driveway on the left, noted by the black and white stake immediately by the driveway, where there is also a sign post stating Pant-Y-Cae.
