PLANS to build a drive-thru Costa Coffee outlet on part of a retail park look set to be given the green light.

The coffee shop would be built on part of the car park at the Plas Coch Retail Park.

One neighbour has raised concerns about pollution from car exhausts and traffic congestion as a result of the proposals, which are for an area to the front of the Frankie and Bennys restaurant.

However, Wrexham Council’s head of planning has recommended the plans for approval as he said it would not have a significant impact on traffic.

In a report, Lawrence Isted said: “The proposed coffee shop is intended to enhance the existing facilities within the retail park and serve existing users of the site.

“Based upon the submitted transport data, the trips in relation to the proposed use are considered to be low.

“Concern has been raised in relation to the potential increase in the pollution of the environment from vehicle emissions.

“As already mentioned above, the proposed development is intended to serve the vehicles already in the area and is not expected to attract a large number of additional vehicles.

“The proposed development is acceptable in terms of scale and design, and adequate onsite parking has been provided together with safe and satisfactory vehicular and pedestrian access.”

The development would result in a loss of 24 parking spaces.

However, as a result of the layout of the car park being changed, it is anticipated that number will now reduce to just 13 spaces being lost.

The proposals will go before Wrexham Council’s planning committee on Monday, October 1.
