CLUNTON, Craven Arms, Shropshire

Guide price

An 'L' shaped traditional stone & timber barn with planning permission to be converted in to two separate dwellings along with a detached Wain House which has planning to be converted in to a home office for one of the dwellings. HIGHLY DESIRABLE LOCATION.

A wonderful opportunity to develop a Grade II listed barn complex into two three bedroom dwellings (planning approved) or potentially in to one much larger unit (amendment to planning required). There is also an additional Wain House on the site which has been included in the planning to provide ancillary home office accommodation but could potentially be turned in to a holiday let or granny annexe, again subject to an amendment to the existing planning.

Property information

The planning was originally granted in August 2014 and the vendors are currently complying with the reserved matters in order to make the site a live development. Full details of the planning permission can be viewed on-line by visiting Shropshire Planning and searching using the application no. 14/00050/FUL.

The approved planning provides for two three bedroom units with gardens and parking. There are many original timbers and detail which under the listing will need to be retained but will give the properties some lovely features. There is plenty of outside garden space and parking provided for each unit.

Mains water and electricity are connected to the site or close by. Due to the proximity of The Clun all foul drainage will be required to enter a modern sealed sceptic tank system which to be installed by the purchaser.

The village of Clunton is located in south Shropshire close to the border with Powys and is located on the road between Craven Arms and Clun. The village is bounded by the River Clun which which is home to a variety of freshwater fish and feeding birds. Other notable features are that it is close to Clunton Coppice which is a rare Oak Woodland under the management of Shropshire wildlife Trust.

The village has a very well respected pub called The Crown which has won numerous awards in recent years.

The nearest town with local shopping facilities and main-line Railway Station is Craven Arms which is 7 miles to the east with the historic town of Ludlow which provides a full range of facilities 16 miles south and Knighton 10 miles to the west.

Leave Knighton on the A488 towards Clun. Proceed over the narrow bridge and at the next junction turn right towards Craven Arms along the B4368. Enter the village of Clunton and turn left immediately after the Crown Inn and proceed for a short distance and the barns can be found on the right hand side.

From Ludlow proceed north along the A49 in to Craven Arms. At the roundabout take the first exit left on to the B4368 signposted to Clun. Proceed for a few miles in to the village of Clunton and turn right just before the Crown Inn and the property can be found on the right hand side after a short distance.
